It's vacant and I need it sold!

Jim and Jan had a rental home that they wanted to sell but were a bit reluctant because the previous real estate agent did not get it sold.  When they decided to finally sell it, they were a bit nervous because it was vacant and they had a payment to make each month.  Twenty days after Dan listed the property he had an accepted contract that was 98% of the asking price.  Jim and Jan had a vacation planned in Hawaii when the property was supposed to close.  Dan handled all the details and closed it for them while they were on vacation.  He even called them in Hawaii to say “congratulations, it’s all taken care of.”  Jim and Jan have since referred a daughter and two work associates to Dan.
